As a Top Home Stager in the Central Florida area I work with clients in all sizes of homes. One of the most challenging spaces is a small space like a condo or apartment. The goal is to make it look as presentable and spacious as possible without investing a lot of money. Here's how....
Firstly, I highly recommend that you hire a local Professional Home Stager in your area. Having an objective eye is key and it is hard to do when you have been surrounded by your own stuff for years. A Stager will point things out that you might not have thought of through to the things that you forgot about altogether. In any event, this is the best place to start, even if it is only for a consultation to guide you in the right direction.
If you are in a condo you might be moving for many reasons. Perhaps you are moving out of Country or State, you received a new job or perhaps your space just isn't big enough anymore. Whatever your reason, remember if you prepare your home properly it will sell in a fraction of the time and for top dollar, which is the goal.
Start with de-cluttering. A small space will be made to look smaller with needless clutter everywhere. If you have small children it is imperative that you have a chest or other opaque storage piece to toss the toys. No home buyer will want to trip over toys or be distracted with the mess. This means any small nick knacks, collections, and excess stuff be removed from the space. Use your storage locker space, a friend's basement, anything to get it out of your home as it will eat your home's equity! While we're on the subject be sure to leave ALL cabinets half empty as you won't want buyers to think that they won't have any room for their stuff or that your place just doesn't have the space they require.
Secondly, you want to ensure each room is being used for its intended purpose. This happens all the time, your bedroom houses a treadmill and now doubles as your home gym. You make the dining room into a home office but where will your buyer eat dinner if they move in? If this sounds like your space, you need to make a change. Buy a dining room table that you'll use in your next place, or rent one but you can't leave it as it is. You really need to make sure the spaces are used properly as to not confuse the buyer as they are being shown your home.
Next, you'll want to re-arrange the furniture. This is important in any home but more so in a really tight space. You want to maximize the space you have and use it to its best potential. There are some arrangements that work the best and are more open and inviting than others. Try to determine what the focal point is in your room. Is it a fireplace, a large set of windows? Play up that focal point so buyers notice it first! Sometimes this will involve angling furniture, anchoring it with an area rug etc.
Color is key. That is the next consideration. Small spaces always look smaller when painted in dark or bright colors. It is best to stick with a neutral or paler palette that can reflect the light better and make a room appear larger. I'm not suggesting every room be painted white or beige, neutral doesn't have to equal boring! Walls aren't the only place to inject color. It can be added with throw pillows, floral arrangements, art and will add interest to a room if done correctly.
Try to work with a realtor who specializes in selling condos as there are many that do. This type of Realtor knows the condo market inside and out and will ensure your home is appropriately priced. They also know the type of marketing required to get buyers inside once the staging is complete. Fresh photos are a must for MLS or any other online marketing as 85% of today's buyers look there first before deciding to see a particular showing. When many condos can look alike, let yours stand out with great pictures that show why your home is the one for them!
Because condos and apartments have a tendency to have many similar layouts it is that much more important to truly set your space apart from the many others they'll see. Add Warmth When Selling Your Home
Often times when selling a home, one gets so caught up in the details of staging that they forget to allow some of the individual character of the home to shine through. The once colorful walls now reflect the same hue from room to room, and yes as much as that creates a blank canvas for potential buyers, the house may lose some of its warmth. After all, this piece of merchandise is also a family home.
An effective way to accentuate a home's individuality and also welcome future owners is to change the decor with the seasons. Especially in today's market, many listings are taking longer to sell, which can result in a home going through multiple seasonal changes. There is nothing wrong with sprucing up the home for the holidays, however, there is a balance between bouncing inflatable lawn ornaments, and tasteful autumn or Halloween decorations.
Here are some ideas for indoor and outdoor decorations that are not only tasteful, but eye catching and will convey the warmth of the season.
Outdoor:
Nothing says autumn like a colorful wreath hanging from the front door. Let nature be your inspiration as you adorn your canvas with items that reflect the changing of the seasons. Begin with a foam or grapevine wreath and glue silk or preserved leaves in varying fall colors. If you use a foam base, first cover it completely with sheet moss to give your leaves a mossy background.
Using a grapevine wreath, glue leaves on the bottom half and add small gourds or pumpkins. Top it off with some twigs with berries and a bright orange bow.

A dried flower wreath is timeless and elegant. Begin with a background of bay leaf or eucalyptus. Build on it by adding layers of sage, goldenrod, and finally small tufts of mums, asters or daisies.
Get small containers of flowers and insert them in hollowed out small pumpkins. They look gorgeous along a wall or lining a walkway.
Get a basket, bushel or old wooden wheelbarrow and fill it to overflowing with the bounties of the season. Use gourds, pumpkins, Indian corn, twigs, and accessorize with some gardening gloves and a shovel.
Build an autumn container using ornamental grass in the center, ornamental kale, delicate pansies, and some flowing ivy.
Alternate pumpkins and containers of mums on your front steps and along the walkway to greet visitors.
Indoors:
Create vases for the table and mantle using gourds and pumpkins. Find a long neck gourd that stands upright, cut off the end and dig into it with a slender knife. Insert a bunch of bright mums or sunflowers.
Take delicate covered jars or other clear containers and display tiny gourds, berry covered branches, or blossoms.
Take a selection of gourds and spray them with gold paint. Display on a fancy plate or in a crystal bowl.
Scoop out ornamental gourds and use as candy bowls.
Create candle holders by taking small ornamental pumpkins and gourds, glue leaves to their base, and drill out a hole to insert a candle. It looks great with both tall candles, or small wide ones that lie flush with the top of the pumpkin. String vines of cranberry among the candle holders once in place on the table.

I'm painting my house..?
On September 1st, I move into my first house. It's got two bedrooms, 1 bathroom, and a huge gameroom with a pool table. I painted the livingroom a goldenrod color, because it's a slightly small house and not a lot of light tavels through. The main wall in the living room runs past the hallway to the 2 bedrooms and into the kitchen. I painted that wall yellow, but i cant decide on something. Should I leave the far wall white or should i just paint it all yellow? I'm afraid that there will be too much of one color, but i don't want to try to mix and match. Also, what colors would look good in a yellow room? I heard that red and blue would look nice against the yellow...is this true? Thanks for all the help in advance!
Contrasting colors look nice, and complimentary colors look nice, so it's really up to you.
We repainted our whole home recently after our remodel and have put some very bold colors in our home and have used neutral colors in our burgundy living room (black, beige furniture and accessories), purple floor mats in our green kitchen, green towels, mats and shower curtains in our beige bathroom, red curtains and bed accessories in our son's slate blue/gray bedroom, and brown bedroom accessories in our light and dark blue bedroom (we painted one wall darker "federal" blue and the other 3 walls light blue).
So, with goldenrod livingroom I might suggest a chocolate brown or deep blue theme with your furniture and curtains/carpet. Yellow looks nice with white, blue, green. The nice thing about paint is that it's easy and not very expensive to change.
